Human-centered property management

Digitalisation adds value to the property lifecycle. In the e-Spaces service concept, the facility serves people—both as users and as managers.

The core of risk management is always human action.

“The strength of the e-Spaces property management system lies in the interoperable systems that identify, manage and monitor both users and spaces,” says Pasi Nurmela, CEO of Seniortek.

“In most properties, real-time monitoring and access control are fragmented across different parties. There’s no clear overall view of the spaces or their usage rate. By putting the customer first, property management takes a leap into a new dimension,” Nurmela continues.

The property revolution

The e-Spaces digital platform serves users and service providers in versatile ways. A user books a meeting room via the booking system. Payment is completed through mobile, and access is granted via a door code sent by SMS. Catering services can be ordered from the provider using the integrated booking system. The confirmation is sent via SMS, payment is processed instantly, and the data is automatically forwarded to accounting.

“With the e-Spaces platform, spaces are available based on real-time availability, and you can instantly see how many people are present. There’s no need for separate billing or key handover processes,” Nurmela explains.

New business from existing properties

The reorganisation of office and property spaces has begun. Vacant or underutilised properties can be turned into new business opportunities. Despite remote work and a restricted daily routine, people are still on the move. Both work and leisure are experienced in new ways—even two metres apart. Remote workspaces, new work models, and entrepreneurship call for secure use and management of underused properties, such as combining pop-up stores or remote offices with accommodation.

With the e-Spaces platform, entire business clusters and service ecosystems can be created. These support the users or maintainers of the spaces with services such as cleaning scheduled during off-hours or low usage times. Rethinking how people and spaces interact can give rise to entirely new forms of activity. Spaces and their users can self-organise.

Lifecycle costs of a property

As an investment, e-Spaces is cost-effective. During the planning phase, we review the entire lifecycle of the property. The service package includes a user-friendly, browser-based interface, as well as updates, maintenance, and support. Personal training for users is provided every three years to ensure up-to-date skills. Integration of new systems that support the service is managed as needs evolve. Transparency is guaranteed: in the event of a fire, alerts are sent directly to the fire department. Occupants can be identified immediately via space monitoring, and emergency messages are sent directly to mobile devices. These alert messages can require acknowledgment—such as confirming safe evacuation. The system can also include sensors to monitor room temperature or other critical building data points.
